Rates are generally higher than standard mortgage products but funds can be arranged more quickly. Finance can usually be arranged on properties in a poor state of repair which might fall outside mainstream lenders’ criteria. An example would be a buy to let property which is not currently in a rentable condition.
If you are buying at auction you usually pay a deposit and exchange contracts on the day of the auction and are then typically given 28 days to complete the purchase. If you fail to do so, your deposit might be at risk. This is one scenario where bridging finance could be prudent as it can generally be arranged more quickly than a standard mortgage.
Bridging finance can be used to purchase both residential and commercial properties and the loan can be usually be granted to individuals or a limited company.
